Ask for the base price, lot premium, structural options, design allowance, GST treatment, appliances, landscaping, legal costs and closing adjustments in writing.
Check orientation, grading, utility locations, easements, architectural controls, adjacent land uses, future roads and which showhome features are not standard.
A builder contract is prepared for the builder’s transaction. Take time for independent real-estate, legal, financing and inspection advice before conditions or deadlines pass.
Keep one record of the contract, amendments, selections, change orders, deposits, drawings, emails and promised completion details.
Arrange permitted inspections, document the pre-possession walkthrough, understand holdbacks and deficiencies, and know when warranty coverage begins.
